Who Should You Tell When You’re Thinking About Moving House?

Why Your Mortgage Adviser Should Probably Be One of Your First Calls

Thinking about moving house is exciting.

You start looking at properties online, perhaps visit a few estate agents and begin imagining what life could look like in your new home.

But before you fall in love with a property, there’s one conversation we think is worth having first.

Speak to your mortgage adviser.

Not because you need to commit to buying a house, but because understanding your financial position before you start looking can make the whole process much easier.

Start With Your Budget

The price of your existing home isn’t necessarily the most important number.

You need to understand:

  • What your current property might be worth.
  • How much you owe on your mortgage.
  • How much equity you may have.
  • What you could potentially borrow.
  • What your monthly payments might look like.
  • What additional costs you’ll need to budget for.

Once you have a realistic picture, you’ll know what sort of properties you should be looking at.

Don’t Rely on Your Existing Mortgage

Your current mortgage was arranged based on your circumstances at that particular time.

Things may have changed since then.

Your income may be different.

Your mortgage balance will have reduced.

Your property may have increased or decreased in value.

Lenders may have changed their criteria.

New mortgage products may have been introduced.

That’s why it’s worth reviewing your position before assuming you can simply transfer your existing mortgage to your next home.

What About Your Existing Fixed Rate?

If you’re currently on a fixed-rate mortgage, you don’t necessarily have to wait until the deal ends before considering a move.

Depending on your circumstances and mortgage terms, there may be options available.

You could potentially be able to port your existing mortgage, although this is subject to the lender’s criteria and the circumstances of the new property.

Alternatively, you may need to consider a new mortgage.

The important thing is to understand this before you make an offer.

Your Estate Agent Needs to Know Your Position Too

Once you’ve established your financial position, speaking to an estate agent becomes much more productive.

You’ll have a clearer idea of your budget and can focus on properties that are realistically within reach.

Being prepared can also make you a stronger buyer when you’re ready to make an offer.

What About Your Solicitor?

Your solicitor or conveyancer will become hugely important once you’ve found a property and your offer has been accepted.

But they aren’t necessarily the first professional you need to speak to.

Your mortgage adviser, estate agent and solicitor all have different roles, and getting the right people involved at the right time can help prevent unnecessary delays.

What If You’re Only Thinking About Moving?

This is perhaps the most important point.

You don’t have to be ready to move to speak to us.

You might be thinking about moving in six months.

Or next year.

Or perhaps you’re simply wondering whether your current home is still the right fit.

Having an early conversation can help you understand what needs to happen before you’re ready.

Perhaps you need to save more.

Maybe you need to reduce some existing borrowing.

You might discover that you have more options than you expected.

Knowing where you stand gives you time to make the right decisions.

And Don’t Forget Your Friends and Family

Here’s something we don’t talk about enough.

If you know someone who is thinking about buying their first home, moving house or remortgaging, encourage them to get advice early.

They don’t need to be ready to apply.

They don’t need to have found a property.

They don’t even need to know exactly what they want to do yet.

Sometimes that first conversation is the most valuable step they can take.

Could This Be Someone You Know?

You might have a friend who’s constantly talking about moving.

A colleague who’s convinced they can’t afford a bigger home.

A family member whose fixed rate is ending.

Or someone who’s been renting for years and has finally decided they’d like to buy.

Send them our details.

We’d much rather have an early conversation with someone and help them understand what’s possible than have them make a major financial decision without the right information.

Did You Know?

Getting your mortgage position understood early doesn’t mean you’re committing to buy a property. It simply gives you a clearer idea of your potential budget and what you may need to do before you’re ready to move.
