
UK house prices: August house price index
In August 2022 the average price for a property in the UK was £295,903 which was an annual increase of 13.6% and a monthly price change of 0.9%. The next house price index release will be the September 2022 UK HPI release and will be published at 9:30am on Wednesday 15th November 2022.
Whilst annual prices for property have increased by 13.6% in August, this is down from the 16% increase we saw in July 2022. The strongest region for house price growth was the South West of England where prices increased 17% annually in August 2022.
Once seasonal adjustments had been made the increase to UK transactions between July and August 2022 were 1.1%. This means more houses were sold and purchased than in the previous month despite the price increases being lower.
The region with the lowest monthly change was technically the West Midlands Region which actually saw a decrease of 0.2%. On the other hand the highest monthly change was in Northern Ireland where the monthly increase was 3.2%.
